The documents to ask for before an offer

The brochure helps you decide whether to look closer. The supporting documents help you and your advisers understand what you would be buying.

Start with the title and council information

Ask for a current record of title and discuss it with your solicitor, including access, interests and any restrictions relevant to your plans. Request council property information and discuss obtaining a current Land Information Memorandum (LIM), a council report about the property. Settled recommends getting legal advice early, before signing an agreement.

The title number and legal description on this website are taken from supplied particulars. They are useful identifiers, not a replacement for reviewing the current documents. Measured plans, consent records and the downstairs area's approved use also need checking if they affect your decision.

Confirm exactly what is included

Request a written chattels list. Walk through it against the house so there is a shared understanding of appliances, curtains, furniture and any outdoor equipment. If an item is important to you, do not assume it stays because it appears in a photograph.

Ask about known issues, recent work and any supporting reports. Arrange your own professional checks as appropriate. A private sale still needs a properly prepared agreement and advice on terms that fit your circumstances; this article is not legal advice.

Keep a clear record of what is outstanding

The brochure is available to download now. The website does not hold a current title, LIM, measured floor plans, rates statement or agreed chattels schedule. Use the buyer-information enquiry to ask Shayne what is available, then track the remaining items with your solicitor.

For coastal and other natural hazards, start with the official council maps and ask for property-specific advice. Regional maps alone are not a guarantee about a particular site. Insurability and the details of any cover should be discussed with an insurer before you rely on them.
